Popcorn Ceiling Removal: Is It Worth It?

Popcorn ceilings were everywhere in homes built from the 1960s through the 1980s, and by now most homeowners either love that they hide imperfections, or can't stand the dated look and the way they collect dust. Here's how to think about whether removal is worth it.

What the process actually involves

The texture gets lightly misted with water, then scraped off, which is messy but usually straightforward on ceilings that weren't painted over. If the popcorn texture has been painted (common in homes that changed hands a few times), it takes longer since the paint seals the texture and resists water absorption. After scraping, the ceiling typically needs a skim coat to smooth out imperfections, sanding, priming, and a final paint coat.

Does it add resale value?

In most cases, yes — a smooth ceiling reads as more modern and updated to buyers, and popcorn ceilings are often flagged as a dated feature in listing photos and walkthroughs. It's a relatively small-cost update compared to kitchens or bathrooms, but it does meaningfully change how "updated" a home feels.

A note on older homes

Popcorn ceilings installed before the late 1970s can sometimes contain asbestos. We don't do testing or abatement ourselves — if you're unsure about the age or composition of your ceiling texture, it's worth having it tested before any removal work begins, on any home old enough for it to be a possibility.

What to expect for mess and timeline

This is one of the messier jobs in residential painting — plan for the room to be fully cleared and sealed off from the rest of the house during the scrape. Most single rooms take a day or two depending on ceiling condition and size.
